Kingston Real Estate Market Update | September 2026

September brought some interesting changes to the Kingston real estate market!

While sales activity remained fairly steady, we saw an increase in the number of homes available for sale, giving buyers more options and creating more competition for sellers.

The average sale price was down compared to this time last year, although benchmark home prices remained relatively stable. This shows why it's important to look beyond the overall averages, as market conditions can vary depending on property type and location.

🍂 What to Expect When Selling Your Home in Fall 2025

There’s something special about selling in the fall — the colours, the cozy atmosphere, and the serious buyers who are ready to make a move before winter. If you’re considering listing this season, understanding how the market behaves in Kingston during fall can help you plan for success.

🏡 Why Fall Is a Great Time to Sell

Autumn tends to attract motivated buyers who’ve been searching all summer and are eager to secure a home before the snow flies. The weather is still pleasant for showings, and properties photograph beautifully against Kingston’s natural backdrop of changing leaves.

Buyers are often more focused in fall — they’re not just browsing, they’re buying. That means your home can stand out when presented thoughtfully.

✨ Pre-Listing Preparation

Start with curb appeal: rake leaves, tidy up garden beds, and add inviting seasonal touches like planters or a fall wreath. Inside, create warmth with soft lighting, light scents, and neutral décor. Professional photography and staging can elevate your listing dramatically — helping buyers picture themselves at home.

From a practical standpoint, now’s also the time to ensure your furnace is serviced, gutters are cleaned, and any small repairs are handled before listing.

📈 Market Behaviour in Fall 2025

This fall, Kingston continues to show balance — steady inventory, consistent buyer activity, and moderate price growth. Homes that are priced appropriately and marketed professionally are selling in good time, while over-priced listings tend to sit.

Timing, pricing, and presentation are everything.

📞 If you’re considering selling this fall, let’s create a plan to showcase your home beautifully and maximize your return.
